What are measurement services?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and square footage of the property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the total livable space, of your home. These services are helpful and sometimes essential when challenging property taxes or selling a property.

How does a home measurement or floorplan service work?

During a floorplan service, an appraiser measures the home with a measuring tool — either a tape measure or laser measuring device. As they move around the property, they mark the layout of the rooms and other features, like closets, patios, and pantries. They might make a rough sketch of the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total living area of the home and the overall layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services required?

Disputing real estate taxes

Property tax records often reflect the wrong area of a property because the values can come from several sources, and sometimes go unverified — which means you may be paying for more space than you own! Unless an appraiser has recently performed an evaluation on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a measurement service before challenging what you're taxed. An appraiser assesses the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your property is worth.

Putting a property up for sale

A home measurement service will secure a fair price for your property. Area is one of the most important elements potential buyers look for when purchasing a house — but since square footage values are frequently approximated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the property as well as the number of interested buyers. The only dependable method of using an accurate GLA when listing your home is to reference a previous appraisal or home measurement service completed by a certified appraiser (after any updating that may have affected square footage).

For agents

To ensure that your client's property closes at a price that properly reflects market value, we advise asking for a floorplan service for the property. Your clients, and especially potential buyers, will be grateful for your scrupulousness, and you can be certain that the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tactic to attract potential buyers because they can view the layout and attributes of the house before and after a walkthrough.
